True story — this week in Warren and Bridgewater, NJ

Who you choose to represent you isn’t just a box to check. It directly impacts your exposure, your offers, and your bottom line.

Let me ask you this…

Does your agent:
✔️ Answer their phone?
✔️ Return texts and emails promptly?
✔️ Make your home easy to show to qualified buyers?

Because when they don’t… buyers don’t wait. They move on.

Twice in one week I hit a wall trying to show homes to ready, qualified buyers.

• First in Warren: I scheduled a showing, got confirmation, arrived… and was handed a phone by a tenant telling me the property was already under contract.
I called the listing agent to confirm the information... no answer, no call back, no response.   Multiple attempts...A week later… still nothing.

• Second in Bridgewater: : a buyer wants to see a “coming soon” property they found online.
It’s not in the proper MLS. Not accessible to agents.  ( I also checked the 5 other MLS I belong to)
Calls, texts, emails to the agent… silence.

Here’s the reality…

If agents can’t reach your agent, they can’t show your home.
If they can’t show your home, you lose buyers.
And lost buyers = lost opportunity.

Blocking access , whether intentional or just poor communication  is not in your best interest.

You deserve full exposure, strong communication, and an agent who treats your sale like it matters… because it does.

Office exclusives?
They serve the brokerage and not the seller.

Limiting exposure limits competition.
Less competition means fewer offers.
Fewer offers means less leverage.

That’s not strategy. That’s restriction.

You don’t hire an agent to make your home harder to buy.
You hire them to create demand, maximize exposure, and negotiate from strength.

If that’s not happening… it’s costing you money.
