In today’s real estate market, transparency matters. One practice that deserves more attention is the office exclusive listing—a property marketed only within a single brokerage (does not matter how large the brokerage is) instead of being exposed to the full market.
While office exclusives are sometimes positioned as “private” or “strategic,” they are often not in the best interest of the public or the seller.
An office exclusive means a home is not listed on the Multiple Listing Service (MLS) and is only shared internally among agents at one brokerage.
That limits who sees it.
And limited exposure usually means limited results.
Real estate works best when competition drives value. Office exclusives reduce that competition.
Here’s what sellers often lose:
Fewer qualified buyers
Less urgency
Fewer offers
Weaker negotiating leverage
Potentially lower sale price
When buyers don’t know a home is available, they can’t compete for it. That’s simple economics.
The MLS exists to create a fair, transparent marketplace. Office exclusives work against that goal by:
Restricting access to inventory
Favoring a small group over the broader public
Reducing equal opportunity for buyers and agents
Real estate should be open, competitive, and accessible—not controlled or selective without a clear, justified reason.
There are some situations where privacy is appropriate—high-profile clients or unique security/privacy concerns.
But for the average homeowner?
Maximum exposure almost always delivers the best outcome.
Privacy should serve the client—not the agent or brokerage.
